Even the lush green property is a dream: the park-like area measures 2,500 m2 and faces south. The sun shines on the pool and building all day long. The well-placed structure appears light and transparent. This is due to the all-round glazing and the stiffening steel construction, which reduces the load-bearing elements to a minimum. It is known from the Villa Tugendhat or the New National Gallery by LM van der Rohe. Here the principle goes one step further and is flexible: The wooden beam ceilings can be adapted for galleries or other openings, as can the lightweight walls of the built-in components. Technology and installations are invisibly integrated in the false ceilings. Everything looks clear and tidy, there is nothing that disturbs the overall picture.

The building has three levels of 155 m2 each. Circumferential exits, balconies or loggias lure people outside and also make it easier to clean the large windows. Large sliding wings open the villa to the outside space. The glass elements measuring 5 x 2.7 m can be completely pushed to the side, the triple glazing insulates optimally.

The interior is correspondingly elegant, with subdued color nuances predominating. Design icons such as the Eames Chair, Barcelona Chair, Panton Chairs or USM Haller Shelves come into their own. In the open-plan living-dining area, the white kitchen island breaks up the darkened color scheme, as does the elegant globe pendant light. The entire setting impresses with a curated selection of furniture and equipment - whether living room, sleeping areas, kitchen or bathroom. The Gyrofocus hanging fireplace ensures comfort. And when the lights come on in the villa at night, this place has a magical aura.

Switchless house: maximum digital

The building and energy concept outshines everything that has been possible so far. The usual smart home technology and Alexa look old. This building literally has no switches, thinks ahead and always provides the right amount of energy. The share of renewable energies is 100 percent.

The design of the building control is based on the research project BEEM (bidirectional real-time energy management). Technical modules such as combined heat and power plant, fuel cell, battery storage and adaptive building envelope etc. are networked with the building brain and send data to the BEEM project. Not only the building technology is digital, but also the entire construction. As far as possible, the components were also digitally prefabricated. The project is therefore a real laboratory and serves as a reference for the "digital production of components".

After the test phase, our prototypes of triple glazing with electrohydraulic drives went into product development. The glazing is part of the ATS and DATEF (Demonstrator Adaptive Textile Façade) projects. Because without a sun protection function through suitable material such as textiles, the rooms would not be usable. The external steel construction with the maintenance corridors running all around is also part of the ATS and DATEF projects.

energy efficiency

•  Highly insulating building shell (roof, facade, floor slab), average U-value 0.36 W/m2K

•  Share of renewable energies is 100%

•  self-sufficiency factor is 88%

•  Energy consumption per sqm at 18 kWh/a

•  CO2 emissions per year are less than 0.2t (reference gas heating approx. 4t)
