The most spectacular residential building in the city

Her villa was to be an extraordinary design. Construction, interior and equipment have exceeded the boldest expectations of the builders. The neighbors affectionately call the house thespace villa...

Even from the outside, the futuristic new building looks like it is not from this world: a geometrically sharp-edged structure is enthroned on a glass joint above the basement. The two-storey volume is covered with a silver textile. Incisions in the fabric on the building side accentuate the cubature and provide a view. This is where the owners live, work and chill. There are a variety of spacious rooms, a studio and entertainment area with a cinema. Large balconies are built in front of both floors, the ribbon windows open the building to the park-like garden. The basement contains a guest apartment, underground parking for four cars and a wellness area with an infinity pool. The view of nature sweeps through panoramic windows, from here there is access to the garden.

The spacious and elegant interior is pretty in white: ceilings, walls and floors shimmer in different shades of white depending on the light. Selected furniture and art objects in blue or violet and the steel-blue solitaire kitchen break up the minimalist setting. In the living area there is a sunken lounge with a 4m wide glass fireplace under an imposing airspace. A semi-transparent vertical band of light effectively illuminates the whole thing. To ensure that everything fits the complex construction of the villa and outdoor areas, we have made each component individually. A breathtaking result - not only the residents think so.

Building brain controls processes

The energy concept is as groundbreaking as the design is outstanding. It works like a semi-autonomous "building brain" that controls and regulates processes almost in real time. A combined heat and power plant (CHP) networked according to the KNX standard and a geothermal system are connected to it. Energy flows, costs and consumption are recorded and evaluated.

The textile shell of the building is part of the research projects ATS and DATEF. As in a real laboratory, it provides important insights into innovative building with textile facades. We have optimized the “minimal window” window system with double glazing as a triple variant. As a test under everyday conditions, we thus gain knowledge for later approval. Solar system, underfloor heating and the GIRA home server are also available.

efficiency

  • Average U-value 0.35 W/m2K (highly insulating building shell: roof, facade, floor slab)

  • Share of renewable energies is 81%

  • Self-sufficiency factor is 26%

  • Energy consumption per m2 at 55 kWh/a

  • CO2 emissions per year are less than 0.5t/a (reference gas heating approx. 4t/a)

Energy and building technology

  • Heat and power generation by a CHP (biogas) with top gas condensing boiler, heat 30kW, electricity 5kW, high COP number, since the indoor swimming pool serves as heat requirement

  • Distribution heat via underfloor heating, the building has no radiators

  • PV system 6kWp, 18 modules with 330W, area requirement 36sqm, east-west laying 5° inclination

  • LED lighting technology inside and outside

  • Gas fireplace approx. 4m wide

  • KNX and CAT6 cabling in all rooms

  • Building control through GIRA Home Server

  • Living room ventilation with heat recovery (98%) in all rooms, the swimming pool is insulated and ventilated.

  • Efficiency pumps swimming pool, ventilation, kitchen exhaust air
